Interest in real estate throughout Destin and along Scenic Highway 30-A in Santa Beach remains high with potential new residents, vacation home owners and investors although prices have diminished with market conditions.

Land availability here is limited by the Gulf of Mexico to the south, Choctawhatchee Bay, the intracoastal waterway & Eglin Air Force Base to the north. The land area comprising Destin & Santa Rosa Beach is about 50 miles long and 1 to 5 miles wide. Eglin Air Force Base property just to the north of the waterway is about 20 miles wide ( north to south ) and extends about 50 miles to the east and west. Due to these geographic restrictions, the availability of land for future development in the Destin area is limited.

In past years real estate price appreciation has been greatest for gulf front properties, followed by other waterfront and golf course investments. Real estate along Walton County's Scenic Hwy 30A has also appreciated at an impressive rate.

Demand for residential property in Florida is boosted by the absence of a state income tax, homestead exemption laws designed to hold down real estate tax increases on personal residences, the state's strong creditor protection laws pertaining to personal residences and the absence of an inheritance tax levied by the state on it's residents. All new residents to the state and those considering moving here should consult their tax advisor on how these factors may affect their particular situation.
